    Selling Your Texas Home? Electrical Updates Inspectors Will Flag in 2026

    Texas home inspections aren't code inspections — but TREC-licensed inspectors flag electrical safety items that buyers use to negotiate. Here's what shows up on almost every DFW report and what it costs to fix before you list.

    The 8 Most Flagged Electrical Items

    1. Missing GFCI Outlets

    Where: Kitchen counters, baths, garage, exterior, laundry, within 6' of any sink

    Fix cost: $22–$45 per outlet installed (in existing box)

    Fail cost in negotiation: Buyers often ask for $150–$250 per missing GFCI

    2. Federal Pacific / Zinsco / Pushmatic Panel

    Fix cost: $2,400–$3,800 for panel replacement

    Sale impact: Insurance carriers won't cover; often a deal-killer

    3. Double-Tapped Breakers

    Two wires under one breaker terminal (only allowed on breakers rated for it — most aren't).

    Fix cost: $185–$350 (adds tandem breakers or splits circuits)

    4. Missing AFCI Protection

    2020+ NEC requires AFCI on bedrooms, living areas, hallways.

    Fix cost: $65–$95 per breaker installed

    5. Ungrounded 3-Prong Outlets

    Common in homes built pre-1970. 3-prong outlet with only 2 wires behind it = shock hazard misrepresentation.

    Fix cost: $35 to relabel as GFCI-protected 2-prong, or $650–$1,200 to rewire circuit with ground

    6. Missing Whole-Home Surge Protection

    2020 NEC requires SPD on any service equipment replacement. Not required to sell, but flagged as "recommended."

    7. Improper Aluminum Wiring Connections

    Original 1965–1975 aluminum branch wiring needs COPALUM crimps or AlumiConn connectors.

    8. Missing / Non-Working Smoke & CO Detectors

    Texas requires smoke detectors in every bedroom + hallway + one per floor. CO detector outside sleeping areas if any fuel-burning appliance or attached garage.
